Procore Technologies, Inc. is an American provider of software for the construction industry, headquartered in Carpinteria, California. Available at procore.com, its platform serves project owners, general contractors and specialty contractors, among others. It aims to bring together, in a single environment, the information needed to manage a construction project, in an industry where communications often remain scattered across emails, files and separate applications.

A company born out of coordination challenges

Founded in 2002 by Craig “Tooey” Courtemanche, Procore was built around a practical observation: real estate projects involve many participants, but their tools do not always allow them to share up-to-date information efficiently. The company developed an online offering, then expanded its mobile capabilities to bring field teams closer to management functions.

Its initial public offering on the New York Stock Exchange in May 2021, under the ticker symbol PCOR, marked a milestone in its development. That same year, the acquisition of Levelset expanded its scope to include processes related to securing payments in construction, particularly in the American market. Procore has also expanded its commercial presence beyond the United States.

Connecting jobsite operations and finances

The core offering covers document management and collaboration: viewing drawings, tracking their versions, requests for information, approval of technical documents and daily reports. Teams can also record quality or safety observations. Mobile access allows them to enter and view this information directly in the field, without waiting until they return to the office.

The platform also includes tools for budget tracking, managing contractual commitments and handling changes during construction. The aim is to connect operational progress with its financial implications. Procore does not necessarily replace all of a company’s software: its interfaces and marketplace enable connections with accounting solutions, enterprise resource planning systems and specialized tools.

The company sells its software through subscriptions, with pricing based in particular on the products selected and the volume of construction managed. Its approach encourages participation by the various stakeholders rather than systematically charging for each user. The service’s value therefore also depends on collective adoption and the quality of the data entered.

What comes next?

For Procore, the challenge is to strengthen this continuity between planning, execution and financial tracking, while adapting to local contractual and regulatory practices. In an industry exposed to fluctuations in real estate investment and cost pressures, demonstrating tangible improvements in coordination remains essential.

Artificial intelligence opens up opportunities to search for information in documents, summarize communications and identify risks. Its usefulness will, however, depend on reliable data, well-managed access rights and verifiable results. When competing with other software providers in the industry, Procore will above all need to maintain a balance between comprehensive functionality, interoperability and ease of use on construction sites.
